The Property Manager is responsible for renting, marketing, and maintaining positive resident relations of the property.
The position will oversee maintenance-related requests and related activities with the on-site maintenance technician(s) and/or contractors and is responsible for communicating property activities and needs back to the corporate team.

Marketing & Leasing:
Manage our virtual leasing platform for available apartments.
Ensure the team is following up on leads and guest cards.
Have prospective residents complete the application and secure a deposit in accordance with the company procedures and Fair Housing requirements.
Review and provide rental decisions on completed applications by following screening criteria.
Prepare electronic rental documents (lease, addendums, move-out notices/checklist.
Issue appropriate notices, as needed (Written warnings, Notices, Late Fees, Notice to Enter) Coordinate move-ins and orient new residents to the community.
Assist in monitoring and preparing annual rent increases.
Update property listing sites like Facebook, Craigslist, Zillow, and Apartments.
com Accounting/Administrative:
Preparation of community or tenant-related communications and events.
Maintain resident files.
Scan and upload applicable documents into AppFolio as well as maintain adequate paper records.
Assist in the creation of the annual operating budget.
Prepare monthly variance reports to assist with investor financial reports.
Contribute to cleanliness and curb appeal of the community on a continuing basis.
Maintenance & Vendor Oversight Work with the assistant manager on Intake and schedule maintenance-related requests.
Coordinate activity with maintenance technician or contractor and perform appropriate follow-up with all parties, including tenant, to ensure work is completed.
Perform move-out and turnover inspections.
Coordinate the day-to-day activities of the maintenance staff.
Monitor inventory and order maintenance supplies.
Responsible for conducting or assigning property inspections.
Obtain bids for all contract services for the annual operating budget.
Be available to coordinate and address after-hours emergency issues.
Job Requirements Fair Housing Certification and training participation to ensure compliance with new or existing laws.
Accountable for the day-to-day property operations by overseeing and enhancing the value of the property.
Ensure property performance is maximized--this includes walking the grounds to ensure the property is show ready; walk all vacant apartments to inspect and ensure they are ready for a new resident.
Must possess the ability to provide exceptional customer service; have a positive attitude and the ability to handle conflict calmly when it arises.
Must work well with others, as part of a team.
This includes working well with our residents, employees, and vendors.
You must be respectful in all interactions.
Will have excellent verbal and written communication skills, strong attention to detail, and prior multi-media communications experience.
Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
Operate phone, personal computer/keyboard, Microsoft Office including Word, Excel and MS Outlook, property management software - AppFolio, Adobe.
Professional always throughout the workday and/or whenever present at the community.
Represent the company in a professional manner at all times.
Education and Professional
Experience:
A minimum of a high school degree; Bachelor's degree preferred 1-3
years' experience in a property management or customer service role preferred The position does require the ability to communicate effectively in English Physical Demands:
Physical demands include the ability to lift up to 50 pounds.
The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear.
The employee may occasionally be required to climb.
The employee will be required to work at a personal computer and talk on the phone for extended periods of time.
Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
Schedule:
Full-time Monday-Friday and with the ability to occasionally work after-hours and weekends to meet property needs.
